Owning a property that includes an annexe can be a godsend for those seeking extra living space.

There is the option of using it for elderly parents, or grown up children needing to return to the family home to save for a deposit.

Alternatively, it could be used to provide additional income by renting out the self-contained space on either a short or long-term basis. 

Having an area that can be separated from the main property via an internal locked door can be the solution to multiple accommodation woes – and is an ever-increasing attractive feature for buyers seeking additional flexibility.

So if you have an annexe how do you make it a feature that could sell your home – and if you are looking to buy properties how do you recognise one with standout qualities?

We asked an interior design expert for their tips on how to present an annexe to and pick out some a look at and some properties on the market that have annexe potential.

Stacey Sibley, of Alexander James Interiors, explained: ‘Annexes are the perfect solution for those with limited guest accommodation.

‘It presents an opportunity to create a holiday home, or for those with elderly relatives that require a comfortable living space.’

She suggests using different textures and fabrics to add depth and warmth to an annexe, which could otherwise feel austere and isolated.  

‘Throws and cushions on seating and beds are important, as well as the use of fresh flowers and other home accessories which add detail and add a thoughtful touch to the interiors,’ she said.

As space can be in short supply in annexes, she suggests limiting the use of obstructive furniture pieces such as side tables and floor lamps to ensure free flowing walkways.

She said: ‘Creating a multi-use environment with an open plan kitchen, living and dining area is a good way to utilise the space both practically and aesthetically.

‘It is always a good idea to use light paint and wallpaper colours in smaller rooms to make spaces look bigger and brighter. 

‘And the use of mirrors in your annexe design can also create the perfect illusion of extended space.’

Stacey claims that annexes are perfect for extending a living space and making the most of unused outdoor areas.

She adds: ‘They can provide an extension to your current home environment, but they can also offer an opportunity for a completely different look to that of your home interior style. 

‘Annexes can be used as an area for your own escapism, and can be made into a real retreat from your main property.’

Current interior trends include the use of wood, creating a rustic, country feel. 

She added: ‘For those with a garden area outside, inspiration can be drawn from the natural elements of its surroundings, using plants, flowers and organic materials in furniture to bring the outside in.

‘For a more contemporary feel, sharp clean edges in furniture pieces and a more vibrant colour scheme can be used. 

‘A monochrome scheme can be combined with bolder pops of colour for a modern edge.’
